Jersey City's 99 Hudson Soars As USA's Third Tallest Residential Tower

There’s a lot of hype about Hudson Yards, the recently opened complex that spawned a new Manhattan neighborhood. Rightfully so. It’s a game changer.

But the Hudson has two sides—New York and New Jersey. So far, there’s little fanfare about that other luxury tower, 99 Hudson—a 79-story condominium in Jersey City, directly across from the World Trade Center. It’s yet another prodigious example that Hudson River real estate is booming.

Soaring 900 feet, the in-progress skyscraper is billed as the tallest building in New Jersey and the “third tallest condominium” in the United States—in the class of Manhattan’s architectural icons. Such claims are virtually always disputed, but there’s no doubt it stands out on the Hudson’s other side. And judging by initial imagery, sometimes New Jersey views are better than New York City views.

Designed by Perkins Eastman, the building features an imposing limestone-clad façade, an elegant nod to Rockefeller Center’s understated design from the 1930s Art Deco era.

Framed by the tower’s lower section, 99 Hudson boasts a monumental front entrance leading to a dramatic double-height lobby crafted from Jura limestone with a majestic chandelier, onyx feature wall, and an off-street, drive-thru porte-cochère for secure access by car or foot.

Via floor-to-ceiling windows, 99 Hudson residences are designed to flood with natural light and frame dramatic vistas of the Manhattan skyline, World Trade Center, New York Harbor, and the Statue of Liberty.

Each condo features open, spacious layouts with oak floors, imported Italian cabinetry, and contemporary kitchens with quartz countertops, stainless steel sinks, Bosch appliances and Kohler fixtures. They will have spa-like master bathrooms with Italian porcelain baths. Washers and dryers are also by Bosch.

Residents will be treated to 65,000 square feet of indoor and outdoor amenities, including a 3,800-square-foot fitness center, and dedicated yoga and Pilates studios. An entertainment game center will offer card rooms, pool, foosball tables, a golf simulator, a children’s playroom as well as a demonstration kitchen, work café, and screening room with a bar.

The tower will offer studio-to-three-bedroom homes, plus limited penthouses.

There will also be a 24-hour concierge. The 99 Hudson Club Room will offer a library, flat screen TV, and lounging, dining and entertaining spaces. An exclusive, residents-only spa will include a hot tub, wet and dry lounges, steam room, dry sauna, showers, spa terrace and private massages.

On the 8th floor, a resort-like outdoor amenity deck will boast a 3,000-square-foot swimming pool, private cabanas, indoor and outdoor lounge, and dining area with BBQ grills, playground, dog run and landscaped green lawn. Remember, this is New Jersey, not typically known for its resort oases. Open spaces and pedestrian plazas will span an additional 7,500 square feet.

Sales at 99 Hudson are underway, already benefitting from its value compared to similar offerings in Manhattan, Long Island City, Queens, and Brooklyn. The city boasts top-tier restaurants, 1,500 acres of waterfront park, 19 miles of Hudson River biking/jogging pathways, stunning views, and convenient public transportation to Manhattan (PATH trains and ferry terminals).

Initial occupancy is scheduled for late 2019 with a collection of studio-to-three-bedroom homes, including a limited number of expansive, top-floor penthouse residences—many with balconies and terraces. Condos range up to 2,500 square feet of living space, priced from $557,000 to $4.2 million.

99 Hudson is developed by China Overseas America (COA), which selected Jersey City for its first U.S. project. “For our first development in the United States, we wanted to create an iconic 21st-century residential property in a vibrant, urban setting,” said Xiaocheng Zhou, president of COA. “We chose downtown Jersey City for our 99 Hudson luxury condominium building because it offers every lifestyle element one looks for in a convenient and culturally-rich residential destination.”
